The question that most of our local business clients ask is “Will we show up in the top of the rankings when some one searches in our local area?”.
Of course, like an good SEO agency, we’ll respond with…”it depends”. HOWEVER, the frameworks that we’ve been applying and modifying over the last 10 years are continually benefiting our local business clients. Here’s a case study from a local Portland area business, EPBB Insurance, to prove my point.
From January 6, 2025 to January 6, 2026, our team at Center Street Digital worked to help EPBB go from being virtually invisible on Google Maps to ranking #1 across the majority of the Portland metro area. The results speak for themselves.
The Starting Point: A Business Lost in the Local Pack
When we began working with EPBB in early 2025, their Google Maps presence was fragmented and weak. A geo-grid ranking report showed a troubling picture across Portland:
- The vast majority of search positions were tagged “new”. The means that even though EPBB has been around a long time, it wasn’t even tracking in the top 20 results for those locations
- Where rankings did exist, positions ranged from #6 to #20+, putting them well outside the coveted Google Local 3-Pack
- Red and orange markers dominated the grid, signals of poor visibility in neighborhoods where customers were actively searching
Typically in local SEO, if you’re not in the top 3, you’re largely invisible. EPBB was starting from scratch in most of Portland.
The Strategy: A Healthy Website, Strategic Local SEO and AI Search
Our approach combined foundational Search Engine Optimization and then applying Technical SEO, Content SEO and On-page SEO to the existing site. That coupled with local SEO best practices and the EPBB team working hard to get Google reviews from their customers was the strategy. We also were keeping one ey on the new Google’s AI Overviews and the rise of AI tools, recognizing that the search landscape was rapidly shifting.
1. Google Business Profile Optimization
We conducted a comprehensive audit and rebuild of EPBB’s Google Business Profile. I would argue that this is single most important factor for Google Maps rankings. This effort included:
- Category and service alignment to match how Portland customers actually search
- Consistent NAP (Name, Address, Phone) signals across all directories
- Photo and content refresh to signal an active, trustworthy business
- Google Posts to demonstrate engagement and relevance
2. Increase Volume and Quality of Google Reviews
Google’s local algorithm heavily weights the quantity, recency, and quality of reviews. We worked with the EPBB team to implement a systematic review generation process. This effort included:
- Increased review volume steadily over the year
- Improved average star rating
- Prompted keyword-rich, authentic customer responses that reinforce service relevance
3. Hyperlocal Content
To rank across a wide geographic grid, like in a city the size of Portland, a business needs content that signals relevance across the entire service area. We focused on:
- Neighborhood keywords were added throughout the entire site
- Blog content optimized for long-tail local queries
- FAQ-structured content designed specifically to appear in Google’s AI-generated answer panels
4. Optimizing for AI Search Results
This is where many local SEO campaigns fall short and where we invested significant effort for EPBB. Google’s AI Overviews now appear at the top of search results for a growing percentage of queries, pulling information from trusted, well-structured sources. More and more people are using AI tools for search inquiries. Our goal was to have the site be as optimized as possible for the new AI world.
To position EPBB for AI-generated results, we focused on:
- E-E-A-T signals (Experience, Expertise, Authoritativeness, Trustworthiness) woven into all content
- Structured data / schema markup to help Google’s AI understand EPBB’s services, location, and credibility
- Conversational, question-based content that mirrors how people phrase prompts in AI search
- Entity optimization — ensuring EPBB is recognized as a definitive local entity in Google’s Knowledge Graph
When Google’s AI generates an answer to a local search query, it draws from businesses with strong, coherent digital footprints. Building that footprint for EPBB was central to our strategy.
The Results: A Complete Transformation in 12 Months
By January 6, 2026, the geo-grid map looked almost unrecognizable compared to the year before.

The green-dominated 2026 grid tells the story clearly: EPBB now ranks #1 in a large portion of central Portland and is highly visibile across the Portland Metro area on Google Maps.
That’s not just better visibility. That’s a fundamentally different competitive position in the local market.
What This Means for EPBB’s Business
Rankings are a means to an end. Here’s what improved Google Maps visibility actually drives:
- More “click-to-call” and direction requests from customers ready to buy
- Higher conversion rates – people who find a business through local search have strong purchase intent
- Increased trust – appearing at #1 signals credibility before a potential customer even visits the website
- AI search presence – as AI generative search results become the new “position zero,” EPBB is now positioned to appear there consistently
The Takeaway for Local Businesses
If your business isn’t visible on Google Maps, or if you’re buried below position 5 across most of your service area, you’re leaving significant revenue on the table. The good news: with the right strategy and consistent execution, the kind of transformation EPBB achieved in 12 months is repeatable.
